Paying for senior care · San Diego

The house raised your family. Now it can take care of mom.

Most San Diego families don’t have $10,000 a month sitting in savings, but many are sitting on a paid-off home worth far more than the care will ever cost. Natalie coordinates the move and the sale as one calm, sequenced plan.

How families pay

How do most families actually pay for assisted living?

Most families pay for assisted living with a combination of the senior’s income, savings, long-term-care insurance, VA benefits when eligible, and, most often in San Diego, the equity in the family home. With county median home values well above the national average, a home sale frequently funds many years of quality care.

One plan, not two crises

Why the move and the sale should be one plan

Families who handle these separately get squeezed twice: a rushed move because “the money isn’t ready,” then a rushed sale because “the care bill started.” Sequenced right, it looks like this:

1

Know the number first

Before touring communities, you’ll know what the home can realistically fund, so you shop with confidence, not guesswork.

2

Mom moves first

She settles into the right community; nobody lives in a staged house or moves twice.

3

The house sells without panic

Clean-out, estate sale, repairs, listing, coordinated on a normal timeline, for full value.

Handled with respect

Everything between "we should sell" and "sold"

“Her insight was priceless and I would highly recommend her! The fact that her services are complimentary is the icing on the cake.”

Questions families ask about the home sale

Do we have to sell the house before moving mom in?

No. Most communities require the first month plus a community fee at move-in, not years upfront. Families typically fund the first few months from savings or income while the home sells on a normal timeline. Knowing the home’s value first makes this bridge easy to plan.

Is the home sale also free like placement?

Placement help is always free to families. A home sale is a standard real estate listing with normal commissions, handled by Natalie as a licensed Realtor® (eXp Realty, DRE #01987601). You’re never obligated to list with her, the placement help stays free either way.

What if my parent still owns the home with a mortgage?

Equity is what matters, not full ownership. Many San Diego homes bought decades ago carry small mortgages against large current values. A quick market analysis, free and no commitment, shows what the sale would actually net for care.

Can we rent the house out instead of selling?

Sometimes that’s the right call, and Natalie will tell you when it is. Rental income can cover part of monthly care costs, but being a long-distance landlord while managing a parent’s care is a real burden. The numbers decide, and you’ll see both scenarios.
